  • A void period of 4 weeks equates to losing £150 per month from a £2000pcm rent
  • The average London property spends 3 weeks of the year empty
  • 3/4 bedroom ex-council properties have the highest yields of all property types
  • On average, London rents only fell by 0.3% on the back of Brexit.
  • While the demand for properties has dropped since 2017, demand for rooms has increased

The average rental yield of an investment property in London is in the region of 4-5%. An experienced BTL landlord with an ex-council property may average closer to 6-7%. However, with careful management of the property, we can achieve yields in excess of 8% for our investors.

For example:

Average purchase price of a 3 bedroom maisonette in a well-connected Zone 2 postcode - £425,000

Market rental value - £2100

Average net yield – 6% guaranteed rent

Achievable rental value through an EXLA managed let - £3000

Net yield – 8.5%

Why isn’t everybody doing this? Because it’s a LOT of work. However, for a small monthly percentage of the income we can manage the entire process for you.

In addition to maximising your returns, with years of experience in dealing with inner London councils, we can also help to guide you through the ever-changing legislation, increasingly demanding licensing regulations and absorb any of those increased costs through a higher rental return.

  • Increase your returns by up to 25%.
  • Full property management service included.
  • Full tenant-find and marketing service.
  • 24-hour emergency call-out service.
  • No lengthy contracts.
  • No up-front agency fees.
