Frequently asked questions
EXLA London becomes your tenant and we take on all of the contractual responsibilities.
We will need to view the property to check it meets our requirements, we will then make you an offer, EXLA London agrees to become your tenant for a mutually agreeable term (3 months to 3 years), we then sign the tenancy, take the keys, paying you the first month’s rent from the date the contract starts and then every month on the same date until the term ends.
There are absolutely no fees whatsoever. You get the full agreed monthly rent every month with no deductions or management fees.
We will return the property to you in the same condition as when we started managing it for you, subject to usual wear and tear. We conduct inspections every three months to ensure that the property is being properly looked after and also provide a free monthly cleaning service of all communal areas. A condition report will be done as each tenant enters and exits the property and if there is any damage to the property, this will be covered by the tenant’s security deposit.

EXLA London really know their stuff, we had tried selling our ex-council flat with another agent who kept finding buyers but the buyers kept on getting refused a mortgage, they then told us we could only sell to a cash buyer. We asked EXLA to come and have a look and they were confident banks would lend and that the buyers just hadn’t been advised correctly on which banks would lend on our style of property.
